Here are a few things that are essential in understanding the basics of homeowners policies:

Replacement Guarantee:  This can apply to both contents and the dwelling.  In the case of contents: this means that in the event of a covered loss you will receive a settlement based on the amount it will cost to replace your belongings with new items, not the depreciated value of your old belongs. For the dwelling; the policy can pay above the stated amount in order to rebuild you home as it sits now. There are different levels of this coverage so it is important to understand what you are getting.

HO-3 versus HE-7: Most policies sold are an HO-3 policy which is a package of specific coverages and exclusions. The limits on coverage are based on specified percentages of the Dwelling amount. We do offer HO-3 policies but most of our clients have an HE-7 policy which has all the benefits of the HO-3 policy but has additional coverages, higher limits, and fewer exclusions. Most companies do not offer the HE-7 policy so don’t be surprised if  you speak to another agency and they are not familiar with it!

Optional Coverages: Not everyone has the same needs or desires for their policies so it is important to review with your agent your specific situation. Here are a few of the optional coverages available: Scheduled Personal Property(for higher limits of Jewelry, watches, and furs, etc), Sewer and Drain Back Up, Identity Recovery, and increased Personal Liability.
